There is an interesting trend in Hendersonville TN Homes for Sale.

In a search through the local MLS, we found that there are 645 homes currently active on the market…of which 18% are new homes. And of those new homes, 17% are showing as active – but subject to financing. This means that they currently have a contract, but not showing as “pending” yet.

Of the 80 homes that are “Pending” – only 9% are distressed, foreclosures or short sales. But a whopping 54% are new homes. This indicates that new homes are selling well even in the current economic downturn in real estate. What good news for Hendersonville TN Real Estate!

There were 61 properties CLOSED during April, 2009. Of those sales, 18% were short sales or foreclosures. 25% of these closed properties were new home sales. This same trend is proven out for sales from January 1, 2009 to May 19, 2009. There have been 253 properties closed during this time….and 25% of them have been new home sales.

But what about year to date? In a price range of $100,000-$299,999, there are currently 371 active listing…66 pending listings…and 197 sold listings during this time period. The average sales price in this range is $299,573…selling at an average of $131.39 per sq. ft….with 87 days on market.

In the price range between $300,000-$499,999…there are currently 199 listings…13 pending listings…and 46 closed listings with an average sales price of $364,996. These homes sold for an average of $104.31 per sq. ft.

For homes in the $500,000 – $999,999 range – there are 67 currently active listings – no pending sales – and 6 sold listings. The average sales price in this range was $579,250…at $129.82 per sq. ft. …with 83 days on market.

Hendersonville TN Real Estate seems to be more stable than many other parts of the country.
